  • PCF Class-4 Units provide investors with the opportunity to participate in a $4.1m cash advance preferred equity loan investment (the "Loan") to a well established Sydney based developer. 

  • The Loan is to be secured by an unregistered second ranking mortgage over the project. In addition, the Loan is to be secured by a second ranking General Security Agreement over the Borrower and personal guarantee from the directors of the Borrower.

  • The Loan is targeting an 18.0% IRR p.a. (Net) to the investor, comprising a capitalising coupon of 17.0% p.a. and a profit share component.

  • The coupon and profit share will be paid to investors upon repayment of the investment, with the loan term being 24-months.

  •  The Loan investment remains subject to 360 Capital Credit Committee approval and conditions precedent including but not limited to independent valuation, legal and physical due diligence and any other conditions usual of a facility of this nature.
